Is this really the right time to buy real estate? There's still a lot of negative out there.
Let's discuss 4 reasons why now is a great time to buy a home.
#1 it does make sense financially to purchase a home right now.
#2 Buying is more affordable than renting
#3 Foreclosures and Short Sales Can be great deals
# The experts are saying buy now
Let's first attack "It makes sense financially."
Purchasing real estate is a great investment and it will be a great investment if you go ahead and jump in now. I love showing this graph. If, on Jan 1st 2000, you put $100,000 in these four different investment vehicles here are the results. The Dow is up 18.4%. the S & P down 1%. the NASDAQ down 24.4% But if you put $100,000 into real estate, even in one of the craziest times in American real estate history, it would almost double the investment you would have even if you had put it into the dow. Even in the craziest times in real estate, on the long term real estate is a great investment.
Take a look at this table. You can buy a house for the same thing you could buy a house in 2003. But there is a big difference. We looked at what were interest rates back in 2003. In June of 2003 which is the price point where I went back to, rates were at 5.83%. That means if you bought and took out a mortgage in 2003 for $200,000 that would be your principal and interest payment. Well today you're buying a house for the same price but there's one big difference. You're not getting a 5.83% interest rate, you're getting about a 4% interest rate. That means your principal and interest is going to be much lower. Over $220/mo lower. Now if you take that number and multiply it by 12, you're saving over $2664 a year. If you multiply it over a 30 year mortgage it's almost $80,000 you'd be saving. So though you're buying a house for the same price of $200,000, you're saving $80,000 by buying it now versus buying it in 2003.

#2 Buying is More Affordable Than Renting.
A study done by Housingwire in march 2012 came out saying that vacancies in the home rental market will push average rental rates up as much as 5% by early 2013. If you know that the rental you're paying is going to go up somewhere between 4-5% on an annual basis, and at the same time you can get a tremendous deal on purchasing a home, maybe you should go ahead and decide to buy a home.
#3 a short sale can be a great deal.
RealtyTrac recently gave national averages on what was the discount for a short sale and a foreclosure. What we can see here in a very simple way is you can get on average a 21% discount by buying a short sale vs a non-distressed property and a 29% discount on a foreclosure.
The last thing, the 4th thing I'd like to point out is that the experts are saying buy now. Forget about what the real estate professionals are saying. Here's something that Forbes came out with at the end of last year (2011). They said since buying a house is as cheap as renting a house right now let's assume in both cases we're making a $1500 a month payment, whether it be rent or mortgage. And let's assume that the annual rent increase is going to be about 3.2% because that's historically what it was. Now we've already shown you that it's going to be more than that over the next couple of years, something 4 or 5% increase, but they did it on the normal 3.2% inflation. At the end of 30 years, that's what an owner would pay for that residence versus a renter. See because when you buy something and you get a fixed rate mortgage, you're tied in at that housing expense each month for the next 30 years. As a renter you're not. So again, this is what Forbes explained to their readers.
I'm sure you know Mr. Buffett, or at least know of him. He did an interview on squawkbox in early 2012. What he said was, "If I had a way of buying a couple hundred thousand single-family homes I would load up in them." Meaning he wouldn't want to manage that many rental homes, but they were a great investment.
