A 2008 study by the Johnson County appraiser's office indicates the two best property types for investment right now include the apartment and industrial segments.
These are measured by three criteria:
a good balance between supply and demand,
modest vacancy rates and
loan default rates at less than 1 percent.

There's no doubt commercial real estate is seeing the effects from the overall economic downturn, but the news isn't entirely grim.
The market is demanding higher rates of return from one year ago. As a result, capitalization rates are going up - so investors will be anticipating a higher rate of return and more favorable pricing when purchasing property.
